This is a much-discussed topic, we hear many stories of Tenants and Landlords that have had issues when it’s vacate time and get burnt in the process.
Moving is a stressful time for anyone so why not make the process easier on everyone right? Tenant, Landlord and Property Manager.
If you’re a tenant and your getting ready to vacate, and you want to try your best to get your bond back it is recommended to use your Agents preferred tradespeople. We know that it’s always the first thought to try to save money by looking up the cheapest available options out of the paper or online but we assure you that this can only lead to more costs and issues.
Put faith in your agent when they recommend a tradesperson to you, they use them all the time, they will already know the agent’s standards and the agent trusts the standard of their tradesperson so can be assured that the outcome will be satisfactory.
The Agent knows that if there are any dramas that the tradesperson will go back and rectify and if not well they don’t get any further work, it’s that simple.
Our tradespeople work for us for a reason:
- They have been screened by our contractor process
- Are reasonably priced
- The do the work faster than other’s
- They get the job done right or they go back and fix it for us.
We really put a lot of time and effort into ensuring that we have the best tradespeople on our books and this is so that our clients receive quality workmanship that is as timely and cost-effective as possible. It’s hard work and an ongoing job to find the right tradespeople and maintain an acceptable standard of work.
Just to share one horror story we know of where a tenant that had moved out, paid a cleaner they found out of the local paper. When the cleaning was not satisfactory to the Entry Condition Report, the tenant then proceeded to ask the cleaner to go back multiple times as they had missed very obvious things, they did not deliver on their promise of a bond clean and they refused to go back to the property claiming they had completed the job. The cleaner then stops returning the tenant’s calls and emails, the tenant was left out of pocket and a bunch of cleaning to rectify. Of course, this tenant was left feeling upset and stressed as it wasted their money & time. This is not an isolated situation; we hear stories of this happening across the country.
Our advice is to seek your agent’s recommended tradespeople, you then know that the job is then done to the agent’s standards, reducing time, costs and ultimately a lot of stress.
