Did you know that under the The Residential Tenancies and Rooming Accommodation Act 2008, Section 185 the Lessor is obligated to maintain the premises in a way that the premises remain fit for the tenant to live in, and maintain the premises in good repair, and ensure they are not in breach of a law dealing with issues about the health or safety of persons using or entering the premises.
Under this same act Section 188 (2) & (3) the Tenant is obligated to keep the premises clean, having regard to their condition at the start of the tenancy and the tenant must not maliciously damage, or allow someone else to maliciously damage, the premises.
Communication, negotiation and action, it really is that simple and easy. If we all kept this in mind and looked to educate and help to understand obligations we would all have more harmonious dealings.
